When selling their home, every homeowner wants their home to sell fast and get top dollar. With the proper planning you can have a marketable house which buyers won't be able to resist. Read on to find out simple ideas you can implement in your home in order to sell it faster.

The first step to getting your house ready to sell is to de-clutter. Many people collect an incredible amount of junk. Consider throwing away or donating items you haven't used in over a year. If your house is cluttered, it will look smaller. Also, buyers will focus on all your clutter and overlook more important features of your home. 

In order for a buyer to want to see the inside of your home, your exterior must make a good impression. Make sure your house has good curb appeal. A home that has a curb appeal that is inviting will attract more buyers. Make sure your lawn is mowed and that your bushes are trimmed. Also, plant colorful flowers or place potted flowers around your front door. If the exterior of your home is dirty and dingy-looking, pressure clean it to spruce it up. All these easy and inexpensive changes will make a big difference in how fast your home sells.

Always make sure your home is odor-free. A smelly house is a big turn off for buyers. If you or someone else smokes in the house, try smoking outside while your house is on the market. Open all the windows and air out your house. Try lighting candles or using scented oils to get rid of the smoke odor. Also, remove ashtrays from inside the house. Make sure you steam clean your carpets to remove all smoke or pet odors. 

Just as a smelly house is a big turn off for buyers, so is a dirty house. When a buyer sees a dirty house, they think the house has been neglected and may have potential problems. Make sure to keep your house clean when it's being showed. Dust all the furniture and clean out the cobwebs. If you have pets, make sure to vacuum all pet hair if your pet sheds. Wash all your windows inside and out. 

One important step to take when your house is on the market is to de-personalize it. Pack up all your family heirlooms and photographs. Buyers get distracted looking at your personal items and many times cannot picture themselves living in the house. You want them to imagine their own pictures on the walls, and if yours are there is hard for them to do that. 

Make small repairs to your home. If you have a leaky faucet, fix it. Patch any holes you have on the walls. Also, if possible paint your walls a neutral color. Although you might love your pink and orange walls, buyers might not be as receptive to them. Replace light bulbs that have burned out and fix any doors that do not close properly.
